This Dallas property sat on the market for over 6 months without selling. The loan matured and the borrower lacked liquidity because the property remained vacant. Rather than pursuing default proceedings, we worked directly with the borrower. They ultimately repaid the entire loan from personal funds generated by other income sources. The lender received every dollar owed. We also elected to waive late fees to preserve a constructive long-term relationship with the borrower.
