This Dallas, TX property where the borrower needed additional capital to finish the renovation, and we helped him access funds from a doctor seeking a passive real estate investing opportunity. Once complete, the property sat on the market for over six months without selling, leaving the borrower without the liquidity to repay the loan at maturity. Rather than pursuing default proceedings, we worked directly with the borrower, who ultimately repaid the loan in full from personal funds generated by other income sources — the lender received every dollar owed. We also elected to waive late fees to preserve a constructive long-term relationship with the borrower, a reminder that borrower integrity can be just as valuable (if not more) as collateral.
